That's a really nice looking place, CyberB0b. Most of the pillars look decorative, but who knows which ones are load bearing. Also, is the flooring going to be affected by the pillars that can be removed? Something to take into consideration.

There's a joke in construction. Get three estimates, throw out the middle one then combine the high and low ones to get the actual cost.

Just make sure to find out for certain whether those are support beams. You
don't want the roof to cave in.

I really like the house.

Oh I understand Bob ...I just think you’d get much more clarity to help you decide if the home is right for you. It’s your life and family and just looking out for you.

If you are gutting the kitchen expect to pay at least 10 grand to have a contractor put that in. Like others said try and find an access panel or something to see if that's a load bearing beam. By the looks of it I think it is. Whatever gc does the work will have to build a temporary wall on either side while the gut that area. Then they will have to install either a tripple lvl or an engineered I beam. Like others said one of the posts will have to be utilized. Possibly made bigger. Something like that might cost you 5k-8k depending on how many walls you are opening up. But it all depends on what state you are in. Every place has different pricing

The more I think about it, the more I think all but the corner column are just decorative. I bet they're hollow, and if you cut a hole in the side, there's no lolly column inside them.

Well, we got outbid on the house. This is house #6. The Dallas market is insane right now.
sorry to hear that. But it's not just Dallas. My little brother here in Massachusetts is having a very hard time finding a house. Constantly getting outbid. I look for a house for 3 years before I found mine.
