Northwest of the stadium off of Cooper, or one of the other roads close by, North of I-30 are some nice homes.
I live 7 miles straight North of the stadium. There are some nice areas near me. Not sure if any AirBNb in my neighborhood, but it is a nice area. In Euless. Also North Arlington between the stadium and Euless are a few options as well.

South of the stadium also, probably decent areas, I am not sure, been a long time since I been down south through any residential areas. They are older homes, but last I knew were not horrible.

From my house to parking lot 11, it takes me about 20 minutes. But I go in a little of a round about way. Not good to go straight to the stadium on game day. But I went a way that the traffic flowed better to the parking lot.

Trying to get an airbnb for Christmas Eve game.
Visiting teams and many out of town fans stay at the Gaylord Texan Resort. It overlooks lake Grapevine.
Old downtown Grapevine is interesting. A few non-chain restaurants/bars.

Downtown Fort Worth is more interesting than Downtown Dallas (general opinion of many).

I don't know if they still do it, but Six Flags (next to stadium) in the past had a winter in the park where they have a setup geared towards kids with petting zoo, fake snow, etc..

MLB team stadium next door to Jerry World but obviously no baseball in Dec. American Airlines Center in Downtown Dallas for Mavs/Stars.

Everything is very near I-30. Jerry World & Baseball Stadium in the center. Downtown Dallas 15 minutes East. Downtown Fort Worth 15 minutes West.

The exception is Mini Jerry World (The Star) which is 30+ minutes Northeast in Frisco.

There mostly apartments and some older houses over there. Most the hotels are meh so good luck. Might be better off getting a spot near the city. Something like 20-30 mins away.

Try Grapevine. It's an historic Cowboy Town and extra special around Christmas time. Plenty to do there for a brief stay. Local hotels will have shuttles to the game if you don't have a car. Uber can't be too expensive, only about a 20 minute ride. Close to DFW and has light rail to the terminals.

I just booked the fam at La Quinta by 6 Flags.

It was cheap and offers a shuttle to the game for $10 per.

Not fancy but all we need is a shower and bed.
Nice place for the price Wish the Denny's was still open my wife and I ate breakfast there often was good food We lived in Quail Ridge apt's right across the street

I don’t really consider anything nice around the stadium. A lot of chain type restaurants, strip malls, etc. The neighborhood around the stadium is meh, IMO.

I would either stay near Dallas Uptown if you want night life, or as others have mentioned the Gaylord or Anatole if you want upscale resort places.

Traffic in and out of the stadium on game days really suck. Give yourself ample time to get there for the warm-ups. The stadium may plan something special for Christmas Eve game like dance parties, etc after the game. I would stay for them and let the traffic die down.

Hope this helps.
