Any familiar with home theater builds and their costs?

So, I'm going to be building a home theater in the basement, and I have a set budget for the entire project. My problem is, I'm not sure exactly how much the construction aspect of the project is going to cost, so I don't know how much I can budget out for AV equipment (particularly speakers).

This is basically what I have now:

I've pretty much decided that sound isolation will probably exceed the budget, so I don't think I'm going to get into all the double dry wall, green glue, and decoupling. From what I can estimate, I will need one new wall (with a recessed section for a TV) built, one wall extended with a new doorway framed (stair wall), a riser built for seating, a stage erected...possibly a baffle wall, a walk-up bar, framing for the equipment rack, a soffit, HVAC, and electrical. The room as portrayed in the 2nd pic would be about 13.5' x 24' in one direction and 13.5' x 20' in the other direction.

I know the opening to the right of the screen is not ideal acoustically, but I also want to make use of that space (and I want extra displays for football). That is probably one thing I keep going back and forth with...should I just close that section off and make it a 100% dedicated theater room. Very conflicted there.

I am also looking to install a retractable curtain to block off that area when watching movies, so it would be something like this:

So does anyone have any rough estimates on what just the construction might cost for this? And this is something I want to hire someone to do, I am not looking to DIY. I don't have the time (or inclination).

My speaker decisions will depend on what's left of the budget as well as if I can make a baffle wall design work (considering how it will transition into the bar area if the screen section is brought forward).

And just today I learned of the possible requirement for an egress window. Does anyone know when this is generally required?

No idea on cost but one possible suggestion based on experience.

Be careful on projector placement.

Hung from the ceiling it will be really sensitive to movement above.

Speaker and AV tech has jumped so much in the past 10 years that the cost will be a lot less then you might think. I have a Mitsibishi Projector that I got for only $1800 and its incredible- 20 ft screen if you want to- you can get the same ability now for around $1100. You can get fine AV receivers for under $1000. My Yamaha cost me $700 over five years ago and it works using 9 speakers plus 2 big sub woofers. Speakers - you can get them cheaper then ever before. So for about $3000 you could have a SERIOUS home theater as regards that end.

have to agree with hoof as regards placement of the projector if you go that route. Your ceiling mount will have to be very rigid. But that is not that hard to do.

You are probably looking at 15-20k just in construction costs.

I built home automation and home theater systems for 5 years.

For everything, including equipment, installation, construction, and seating, about 40k. I have the projector and screen picked (about 2k each), then seating is probably 3.6k, and a lumagen processor another 1.5k. I have an AVR that I'll be using for awhile until more receivers have Atmos and HDCP 2.2 are available. That leaves me a little over 30k for speakers, subs, equipment rack, power conditioning, control system, construction, electrical, HVAC, calibration, and acoustic treatment.

I'm looking at 6 seats (I know the pictures show 7), and the ones I've been looking at are between $500-$700 each (one row with leather and power recline, the other bonded with manual), so it should only be around $3600. That's not counting stools at the bar area, but that's not going to be a huge expense.

If construction is only 10, then I should be able to get some pretty nice speakers if I can make a false wall work in the design.

I got the Panasonic AE8000U projector. It served my needs best (lens memory and auto zoom) at a good value. It's temporary until 4k becomes more affordable and has more content.
Screen will be either Seymour AV Center Stage XD or a Falcon screen with acoustically transparent manual masking panels.
Receiver is an Onkyo until I upgrade for Atmos.
I was considering JTR 228s for LCR and Klipsch Pro Cinemas for surrounds.
Subs I was looking at dual SVS PB-2000s
Probably looking at RTI for control
blu-ray players are covered.
Palliser seats

I'm sure the B&Ws sound nice, but I'd rather not pay extra for the name and a pretty box.
