Any Realtors? Need some quick info.

Been living in a house for the past year. I'm just renting it, and my lease ends on April 25th.

Last a month a new Real Estate group purchased our home. It appears they are not interested in allowing us to resign a lease.

Today they called me and said that while they will not force us to vacate before the 25th expiration date (Don't think they legally can anyhow), they have offered me $2500 to vacate by April 13th.

Seems reasonable to me, to be honest, but they added the caveat that I have to accept the offer today, and the offer will drop every day between now and then if not accepted.

Just interested in what some more experienced people might think about this? The strong arm tactic makes me feel like they are trying to bully me into making a poor decision.

They're offering you $2,500 to leave 2 weeks earlier than the date they can force you out anyway (for nothing) and you call that strong-arming?

That's not strong-arming. That's manna from heaven.

I get that. Like I said in the OP, it sounded pretty reasonable.

But they basically gave me 3 hours to decide or said the offer would be off the table, and continue to get lower. Just made it seem fishy.

Not a realtor, but formerly worked for a rental prop mgmt group. Hard to say without knowing where it's at. They're giving you something to get something. I'm guessing they want to make some renovations and flip it (or maybe raise rent for a new tenant).

Though, conspiracy theory hat on, they could be aware of a problem with the house and they want to get you out asap. Radon. Asbestos. Electrical. Buried treasure. Could be anything. Could be nothing. Most likely renovations and they just want you out of the way earlier so they can start asap and put it back on the market quickly.

If there's a security deposit, maybe negotiate something to ensure a reasonable return of the deposit. There might be state laws that already cover you.

Doesn't it depend on what your rent is?

If it's 5k and they're offering a 1/2 month buyout, it's not too bad as long as you don't have to leave the place in pristine condition. That could be expensive.
I guess also, as long as you actually have somewhere to move to as well.

First red flag - here is our offer and it declines each day.
Second thing - they can't get you out any quicker than 3 months. If they touch your stuff they are soooo muffed!!


I would tell them $5,500 and you will be out by Monday the 27th.
If your rent is around $1500 you want 3 months and little extra.

Settle for no less than $5k

They have no leverage.

I went ahead and took the offer. As I said it seemed reasonable, and I didn't want to let any sort of "I could get more money" thoughts cloud my judgement. Greed tends not to work out, even if it was possible for me to get more.

2500 covers moving expenses, and it only inconveniences me by about 2 weeks. Whatever.

Strong arm tactic.

Getting more is never bad.

Your time is money. Has nothing to do with clouded judgement. I used to let people waste my time. No more.
