I observed this up close with a guy at work. His father died and did not leave a will and the five children just about got in knife fights over it.
Have heard plenty of examples as regards divorces depending on what state it is in.
Guy at work got divorced in california and got totally worked; ended up paying 60% of his income in alimony and child support. He literally could not afford to live and had to go back and live with his elderly mother.
Exactly, it's bad enough when it's the person who married in to the family that ends up getting some of what you intended as a gift for your child. Even worse, when the child themselves becomes part of the problem. I know instances where father gave significant portion of block of land so child & spouse would have a nice place to build house & raise family. They built house, lived there a while & then sold everything without even discussing with him. Leaving him with neighbors, etc., that he never wanted. (He wouldn't have sold off the land to anyone else). The way he had split the land left the portion he retained devalued. He got screwed all the way around simply by trying to be a generous father.

Can you "gift" her the house but keep it in your name?
I thought about letting them live in it, rent free and leave it in my estate. Only thing is she wouldn't get the 100k homestead exemption. She's my only one, so she'll get it all eventually. Lol

Good for him and his family.

But the only other ring he will get will be a doorbell.
