Yes, I remember chatting with you about it, as well. I'm glad to hear you've finally found something nice. Have you gone by the house at night to check out the area? That's always a good indicator of what the neighborhood is like.

When you get the house inspected, really read the list to see what potential repairs you might have.

I see where you were outbid a couple times, as well. That happened to me twice. Really hurt my feelings for one of them. I pass by one of them everyday, because the back of the house is on the main street I take to get home now. It really hurts, cuz I loved it. They wouldn't come down $3k. ugh.

The other house was way out of my price range, due to how many upgrades they had. I was still hoping they'd come down. They would, just not as much I needed them to.

Me and my realtor see the bulk of our houses between 7:30-9 PM and the 4-5 times I have seen this house, it has been around 7 or 8 PM. The only thing that bugs me is that the house next to mine is up for sale and there is a contract on it, so I really dont know who will be living beside me. We have an HOA, they even have their own message board and based on observing the numerous posts on their message board (since im not a resident, I am not allowed to post), they take things like unkempt yards, loud noise etc etc very seriously.

The house is going to need some work on the inside (nothing bad, just needs some upgrades), but the seller has agreed to pay quite a bit of that.

Im excied, I can't wait to get out of this apartment :).
