Overrated as what? They're fast food burgers. By your own admission the hole-in-the-wall place you're touting is not a fast food burger. Every time the burger debate comes up, the California/Arizona group touts In-n-Out, and the Texans all chime in about Whataburger. Both are overrated, but at least In-n-Out burgers are cheap and not overpriced like Whataburger.
Anyway, the truth (and the best) lies somewhere in between California/Arizona and Texas.
