Nightmare situation for young home buyers

In my wildest imagination I can't even begin to think of why someone would ever find this.
 
I am stuck in a bad situation cause of my house....

Was my first time and didn't really know everything, but tried to be as cautious as I could be.

Ends up that the neighboring garage is built 5ft onto my parcel, but the title company didn't catch it... Fun thing to discover after you purchase a house, pay for a survey, then have the neighbors get upset at you because you're telling them about it, then having to pay a lawyer to help find out you have close to 0 options.

Fortunately it's a cheap house and is only a starter house.

Understandable that you probably aren't too happy but you bought it without knowing.

What has changed? Would you feel bad about the overall purchase had you never figured out?

If I hadn't figured it out my property value probably wouldn't have dropped 20k, so probably not as bad.

It's common and a wise thing to do no matter WHERE you live.

Seems odd that it would change.

You're property size hasn't decreased at all since you bought it.

Unless you bought it with everyone else knowing the situation.

Usable square footage on paper has changed.

Once I had a survey done it's now on record that there's a encroachment on the property.

Would you want to purchase a lot knowing there's an encroachment on it?

King Willie was the cause of some of it. When we first bought our house we were in the county. He annexed us a year later....doubling our taxes and reducing our services :banghead:
