Because you run the chance that he has a monster year, and then the price certainly goes up.

Dallas also gets to account for 20% of his 10m signing bonus this year. That leaves only 8m in dead money and allows for easier restructures down the road when they need some space. Putting a player at ease mentally cannot be overlooked as well. Lee has achieved financial security and can focus on football only and won't have to deal with questions about his contract.
