Indeed, Coach!!! I was like "whoa" when I logged on around midnight last night!!! Bar stools sticking in the wall, jukebox knocked over, Max with Waldo in a chokehold :laugh:

wow my tenant really screwed me over - did not pay rent for 1 year. had to evict. and the place is trashed. $1k just to get rid of all their piles of junk. broken frig and stove. the entire place had to be washed because of all the **** on the wall. the whole thing is costing me about $10k. good grief and for a 2 bedroom apartment unit.

I had a similar situation a few years back. The tenant always paid, but never called me for anything in 3 years. When he moved out, the place had a lot of issues. I asked him why he never called me to fix things, like a leaky water heater, broken garage door and opener, a few leaks here and there. He said he didn't want to bother me. Had to redo the whole thing. I sold my apartment building a few years back, too much of a hassle collecting rents.

I was about to foreclose on a condo that I owner financed on the island, felt bad because he had already paid me about half of the sales price, plus interest. Luckily he was able to sell it. Should close in a couple of weeks and get the balance. I hope it goes through, I'd hate to foreclose on the poor guy.

That's why its called the beer thread. LOL. We have a great bunch of guys here. Thick skin helps.

this was a bargain 7-unit apartment building less than an hour from Reno.
i have a real good rental manager to find tenants and collect rent etc.
the new tenants are all good, but the remaining old tenant have 'issues'.

with this unit, this mother and daughter fell into hard time.
the mother was in the hospice, and the daughter always counted on the mom's government payment to pay the rent.
i guess the daughter just lives off the mother's government and refuses to get a job.
their support money went to the hospice so i got nothing.

with the mother in the hospice, i would not evict them.
6 months later, i found out that she did not even live there and just used the place for storage.
we offered her to put their stuff in the basement for up to a year but the daughter refused.
so i had to do the eviction.
the daughter then stretched the whole thing out as long as possible.
in the end, she is out and most of her stuff had to be dumped.
we would have moved all their stuff in the basement and kept it locked.
but she would not cooperate in any way.
she would have been much better off letting us stored her stuff, but she just refused to be rational.
what a horrible experience.

i know what you mean.
you dont want to throw someone into financial ruin.
but many time, your good will is exploited.
i just went through this for the last 2 years with this apartment building.
the numbers are great, but aggravating.
i am selling a duplex now.
bought the 2600 sq ft relatively new duplex for 45k.
remodeled the whole thing.
rented it out but the rental manager became sick of dealing with the location because it is 30 minutes away.
now going to sell it.

yea, i think i have been blamed before for bringing my friends to the lowest mental age possible.
my mom always used to wonder how i turned my respectable serious naval academy buddy from high school into a giggling idiot after my 3 day xmas parties.
 
Hey Trouty, I went to a retirement party last night. Felt bad for my buddy, he retired because he had a stroke. He seems pretty well recuperated, his face and speech are back to normal but his demeanor is not the same. He used to be loud and boisterous, life of the party. Last night he was quiet and just not himself. I hope he can bounce back and really enjoy his retirement.

Well Coach, my prayers are with him.

Strokes are horrible. He's very fortunate his speech and face are not permantly damaged. Maybe he'll get back that jovial demeanor. How long ago was the stroke, Coach?
