He was a 4th round pick who has proven to be among the best at his position so the team wants to retain him at least through his prime. The team may like Pollard a lot but thinking he can replace Zeke as a rookie is foolish. The team thinks they are stacked and have a good shot to win it all. Not having Zeke diminishes those chances greatly. You put all those things together and you have Zeke's leverage. The teams wants him for all 16 games this year and doesn't want to ruin the relationship for the future so they will come to the table and get something done. It was that simple.

What you seem to be missing is that Zeke still has to complete the 2 years he had on his original rookie contract. When you put the two contracts and the corresponding money together, it comes out to 8 years and a little less than 103 million dollars. If you divide 103 by 8 you get 12.875, which is right in line with exactly what the Jones boys wanted to pay.
But of course the agent wants the world to think Zeke won the negotiation because after all that's how he gets more talent to sign with him and his agency.

Zeke only had leverage because Jerry is who he is. He really does love his star players. Good thing Zeke was not in San Diego. They will make every way possible to not pay their players!

-The extension that was signed was more per year than what Gurley is getting
-The AAV the Cowboys are paying Elliott over the time they have him locked up is less than Gurley.
But whats really important for both side is that 1) Elliott got his guarentee's 2) Dallas can easily get out of the contract when Elliott is 28/29 (cant remember which)
